CBD properties on the market

The freestanding, 1740-square-metre, 5-level office block, at 10 Phillip Street, is up for auction on April 3. The building is leased to Huxley Homes at $468,832 per annum net. The Parramatta LEP 2007 allows for a mixed-use building on the site up to 80 metres; the FSR is 6:1. A 7-storey building on Macquarie, Charles and Union streets, in the eastern part of the CBD, is for sale. The estimated potential net income when fully leased is $1.4 million. The total site area is 2230 square metres with a net lettable area of 5392 square metres. Parking for 164 cars. The LEP allows the potential building height to 72 metres, with a FSR of 6:1.
