Parramatta. Office building on the market

A six-level office building on the south-west corner of George and Smith streets is on the market. The building of 9535 square metres has large footplates of 1850 square metres. It is fully leased with an annual net income of $3.3 million approximately. Tenants include St George Bank back office facilities and Hanson Construction Materials head office.

Parramatta. Two new CBD projects

Parramatta City Council has announced redevelopment projects on the corner of Church and Darcy streets (the Hungry Jacks site), and on the corner of Macquarie and Smith streets (Macquarie House). A 55-storey residential building could be constructed on the Hungry Jacks site, and a 25,000 square-metre commercial development on the Macquarie House site. Council will conduct a design competition for the two stages and then submit a development application, based on the winning designs - expected to be announced in July 2012.

Parramatta. $77 million project

The Western Sydney Joint Regional Planning Panel will determine, on May 17, the DA, at 109-113 George Street, in the Parramatta CBD, for the consolidation and construction of a 19 storey mixed use development comprising retail commercial space at ground level and 265 residential apartments above over basement carparking and strata subdivision. Estimated cost of the project: $77 million. Applicants: Eureka 2 Project 10 Pty Limited and SJB Planning Pty Ltd.

Parramatta. CBD property to be auctioned

Colliers will auction a four-storey office building, at 90 Phillip Street, in the corporate precinct of the CBD, October 28. The building, overlooking the Parramatta River and close to the Charles Street ferry wharf, has a net building area of 2940 square metres and a net income of $1.126 million. Tenants include Hughes Truman, consulting engineers, State Super Finance Services Australia, the Argo Group and Holcim, the Swiss-based supplier of aggregates, concrete and concrete pipe and products.

Parramatta. YWCA may sell property

The Young Women’s Christian Association NSW, a non-government organisation, proposes to sell its property in Campbell Street, in the Parramatta CBD. The site includes four demountable buildings. YWCA directors will seek approval from its members in October.

Parramatta. On the market in the CBD

The recently completed five-storey mixed-use building, at 24 Hunter Street, in the Parramatta CBD, will be auctioned on March 24. The building, with 1335 NLA and footplates of 280 square metres, has level 5 and a cafe leased for approximately $87,567. Levels 1-4 are vacant. Also in the CBD, a car yard of approximately 2796 square metres, at 334-336 Church Street, adjacent to the former Marshall Motors site, will be auctioned on March 23. (Marshall Motors has relocated to new premises on the corner of Meeham and Church streets)

Parramatta. 22 Hunter Street sells for $2.21m

More than 80 enquiries, made predominantly by local investors, were made on a small, three-storey office building, at 22 Hunter Street, in the Parramatta CBD, before an undisclosed local businessman paid $2.21 million at auction for the property, which was in receivership. The property, which has 998 square metres of office space, sold above the reserve price on a gross yield of 9.3 per cent, based on the passing gross annual rental of $205,695, according to The Australian Financial Review. CBRE sold the property.
