Region. Properties in the west

Listed property giant, GPT Group, has purchased two properties, the Blue Star Print Group’s property in Silverwater, and the ASICS Oceania headquarters, at Eastern Creek, $53.6 million. Pharmaceuticals distributor, AM Solutions, has secured a 6325-square-metre industrial property, at Glendenning, for $632,500 a year net, according to The Australian Financial Review.

Blue Mountains. Properties sold

The 37-suite Echo Point Motor Inn, in Katoomba, has sold for $1.4 million, a steep discount to its trading price of $2.15 million in 2004, according to The Australian Financial Review. In June, the Hotel Gearin sold for $1.925 million, well below the $4.2 million paid in 2005.

Parramatta. Properties sold in the CBD

The Heathley Keystone Property Fund No. 29 has bought the 10-storey, 8100-square-metre office building, at 80 George Street (on the corner of George Street and Horwood Place), in the Parramatta CBD, for $27 million, from 360 Capital Office Fund. Trinity Property Trust has sold Enterprise House, at 1-3 Fitzwilliam Street, in the CBD to a local investor for $28.3 million. The building is fully leased to the NSW Office of Fair Trading until 2013.

Prospect. Property sold

Kwak & M Pty Ltd has sold a 2670-square-metre office warehouse, at 36 Stoddart Road, Prospect, to Language Recordings, for an undisclosed price. About 1100 square metres of the site is leased to a plumbing supply business and a kitchen manufacturer.

Region. Properties expected to fetch $100m

Jones Lang LaSalle is marketing a 59,828 square-metre industrial property, in Fairfield, and another 33,198-square metre industrial property, at Yennora. Which are expected to fetch around $100 million combined. Mark Griese, through the failed PacLib Group, is the vendor.

Region. Purchases by owner-occupiers

An owner-occupier has bought a 10,175 square-metre industrial property, formerly occupied by Thorn Lighting, in Cooper Street, Smithfield, for $6.3 million. Another owner-occupier has bought an office-warehouse, in Lennox Place, Wetherill Park, for $1.35 million. The property includes around 870 square metres of vacant warehouse space.

Region. Properties sold

The recently opened Glenorie Woolworths sold for $10.96 million. The 3672-square-metre supermarket sold with a full 20-year lease plus options, at a net income of $735,000. A Bridgestone Tyre store, at Eastern Creek, sold under the hammer for $6.75 million.

PacLib has a portfolio of three properties, being offered in one line, which is expected to bring more than $100 million. The portfolio includes investment properties at Fairfield and Yennora which generate a net income of more than $10 million, and a 10-hectare development site at Erskine Park close to the M7 and M4 interchange.

Parramatta. Two properties on the market

Expressions of interest have been called for the 10–storey office building, at 80 George Street, in the Parramatta CBD, with a net lettable area of 8120 square metres. Current occupiers include Wipro Ltd, an Indian IT firm, Bridge Personnel Services, Suncorp Commercial Banking-NSW and Westpac. Nearby, a four-storey office building, at 90 Phillip Street, with a net building area of 2940 square metres and a net income of $1.126 million, is for auction on October 28.. Tenants include Hughes Truman, consulting engineers, State Super Finance Services Australia, the Argo Group and Holcim, the Swiss-based supplier of aggregates, concrete and concrete pipe and products.

Blue Mountains. Sale and EOI

A commercial 162-square-metre property, at Springwood, has been sold for $1.7 million. Two tenants provide a net income of about $105,000 annually. EOI have been called for 6500-square-metre Hillcrest Coachman Estate, at Leura. It has commercial leases in place and a DA approved for a boutique hotel. The estate has an approved liquor licence.

Region. Three properties sold

A 6200-square-metre property, formerly tenanted by Australian Sweets, on Parramatta Road, Homebush, has sold for $7.5 million. A McDonald’s restaurant, on Victoria Road, West Ryde has sold for $3.35 million. A 2200-square-metre office building, at 331 High Street, Penrith, has sold for $6.05 million.

Parramatta. Mutual agreement over properties

The of properties by Parramatta City Council for its $1.4 billion Civic Place redevelopment project has been resolved regarding properties, at 20-22, 24 and 25 Darcy Street. A mutual agreement was struck to purchase the properties without invoking public powers for a forced acquisition. The properties will be sold to council on agreed values following a mutually agreed process facilitated by Jerrold Cripps QC, former ICAC Commissioner, and an independent valuer, deputy Lord Mayor, Chiang Lim, said in his e-newsletter. “In 2009, the NSW Parliament amended the Land Acquisitions (Just Terms Compensation) Act in order to clarify and support public-private partnership projects like Parramatta’s Civic Place [3-hectare] re-development, Clr Lim said.
